Frozen Pipes in Northampton: Prevention & Emergency Steps
Northamptonshire winters regularly hit -5°C. Here's how to protect — and thaw — frozen pipes before they burst.

Why pipes freeze in Northamptonshire
Northamptonshire winters regularly drop to -5°C, and the open countryside around Daventry, Towcester and rural Wellingborough often sees harsher overnight lows than the town centre. The most vulnerable pipes are: external condensate pipes from condensing boilers (almost every modern boiler), pipework in unheated lofts and garages, outside taps, and copper feeds to header tanks. A 22mm copper pipe holding water at 0°C can split open within hours when freezing — and a single split releases 30+ litres a minute when it thaws.
How to thaw a frozen condensate pipe (the most common winter call-out)
If your boiler is showing an error code (typically EA, F1, A02, or 'condensate fault') after a frosty night, a frozen condensate pipe is the most likely culprit. Find the white plastic pipe that exits the boiler and runs outside. Pour warm — not boiling — water along its length, focusing on bends and the open end. Repeat with a kettle of warm water until you hear flow. Reset the boiler. Once running again, ask a Gas Safe engineer to relocate or insulate the pipe so it doesn't freeze again next year.
Burst pipe — emergency 5-step plan
1) Turn the main stopcock off (usually under the kitchen sink). 2) Open every cold tap to drain the system fast. 3) Switch off the boiler and immersion heater. 4) Switch off electrics in any affected room at the consumer unit. 5) Call a 24/7 emergency plumber. Place buckets, lift carpets and move furniture while you wait. Photograph everything for insurance.
Northampton winter prevention checklist
Lag every exposed copper pipe with foam insulation (£8 a pack from Screwfix). Insulate the condensate pipe with weatherproof lagging or replace it with 32mm pipe. Leave heating on a low background setting (12–15°C) overnight when temperatures drop below freezing. Open loft hatches in extreme cold to let warm air rise. Know exactly where your stopcock is — and that it actually turns. If you can't find or turn yours, I'll fit a modern lever-type for around £95.
